The land slopes steeply toward the street frontage and is rectangular in shape, with no significant vegetation constraints. The northern aspect to the side boundary presented additional challenges in achieving optimal daylighting across all dwellings.

Design Strategy
The architectural design responds to the client brief for a Class 1a development, adopting a traditional stacked townhouse arrangement organised along a shared driveway. The proposal comprises four townhouses, with the building form stepping with the natural fall of the site. This approach enables three-storey dwellings with a partially recessed basement garage, reducing apparent bulk when viewed from the street. A contemporary architectural language is used to break down massing, articulate façades and maintain compliance with the 9.5m height control, while preserving solar access and amenity for neighbouring properties.

The Development Application was approved by Lane Cove Council under the Low and Mid-Rise Housing provisions of the Housing SEPP, demonstrating a well-considered and compliant planning outcome for the site.
