The site is zoned E1 Local Centre, supporting commercial and business uses that contribute to the economic vitality of the Turramurra town centre and broader Upper North Shore community.

Constraints & Opportunities
Located on the Pacific Highway, the site benefits from excellent visibility and accessibility but also presented challenges associated with upgrading an existing building within an evolving commercial precinct. The project provided an opportunity to enhance the building’s presentation, improve tenant amenity and strengthen its contribution to the streetscape.

Design Strategy
The architectural design focused on modernising the building’s identity through upgrades to the entry experience, common areas and façade presentation. Contemporary finishes, improved lighting and refined detailing were used to create a more professional and welcoming environment for tenants and visitors. The design sought to improve functionality and commercial appeal while maintaining a strong presence along one of Sydney’s key arterial corridors.

Approval Pathway
The project progressed through the Development Application process, requiring coordination between the client, consultants and approval authorities to ensure the redevelopment achieved both planning and commercial objectives.

Outcome / Value Proposition
This project demonstrates how strategic architectural design can extend the life of existing commercial buildings while increasing tenant appeal and long-term asset value.
